KOKES ORGANIZATION SEES SALES UPTURN

Jan and Jerry Kokes, president and vice president of the family owed Kokes Organization, builders of communities in New Jersey’s Ocean County for those 55-and-over, are excited about the upturn in sales the company has recently experienced.

“Since the beginning of the year, we’ve seen a significant increase of visitors touring our fully furnished model homes. This translates into increased buyer interest,” noted Jan Kokes. “Now, we’re beginning to see that interest turn into sales.”

He commented that he and other Kokes family members believe that demand has been building for some time. “Many singles and couples over 55 have wanted a lifestyle change for at least the past two years. It now seems that the market is changing from wanting a new home to actually purchasing a new home.”

Jerry Kokes commented that the steady flow of people through the model homes at all three of the company’s communities – The Enclave at The Fairways, The Reserve of Lake Ridge, and Country Walk of Lake Ridge -- prompted the two brothers to reassess the active adult marketplace.

The Kokes Organization has made adjustments to their marketing by offering special savings of up to $35,000 depending upon the community. “Savvy buyers who bought from us clearly recognized that we are offering excellent value.”

Jan Kokes noted that this month the company sold homes from existing inventory. “More and more people who tour our models have already sold their homes and want to move into a newly constructed home very quickly, usually within 30 to 60 days.

A new trend is definitely emerging which we can accommodate,” he said. Kokes added that the company will immediately begin construction of new inventory homes to replace those which just sold.

Danielle Kokes, vice president of sales and marketing said, “We believe that the trend we’re seeing now will continue as more and more people sell their houses and then move to more desirable, resort-style active adult communities such as those we build.”

“Our three communities are within a 12 mile radius of each other,” Kokes said. She added that when sales associates compare sign-in guest books, they noticed that a significant number of visitors have toured all the Kokes communities in a single day.

"We have concluded that many active adults recognize our ability to design communities that offer excellent locations as well as onsite recreational amenities and activities that fit the new lifestyle they want.” She commented that although all Kokes neighborhoods share many of the same attributes, each possesses its own distinctive identity.

"The Enclave at The Fairways, for example, offers a heated indoor pool and spa for enjoyment during the winter months as well as a heated outdoor pool with sun deck along with tennis and bocce courts for use during warmer weather.” She noted that the fully outfitted fitness center, billiards room, and other recreational offerings attract residents to the clubhouse year ‘round.

Country Walk of Lake Ridge and The Reserve of Lake Ridge – both in Whiting -- tend to attract buyers who enjoy country living. "Each of these communities boast significant conservation areas which will remain untouched,” she said. “Residents love the open, country feeling as well as the clubhouses and recreational offerings in both of these neighborhoods.”

Every Lake Ridge community offers a wide array of floor plans designed to accommodate both singles and couples. "All of our communities are nicely situated providing easy access to major highways, shopping facilities, and points of interest including nearby beaches and Atlantic City," she said.

To reach Country Walk, take the Garden State Parkway south to exit 82A to Route 37 west. Continue 6 miles to Route 70 west at the roundabout. Proceed on Route 70 west to Manchester Blvd. at traffic light. Turn left. At next light turn left onto Wranglebrook Rd. Proceed 2 miles to Pinewald-Keswick Rd. (Route 530). Turn left. Go 2 miles to Township Line Rd. Turn left. Continue to Country Walk entrance on left.

To reach the Enclave, take the Garden State Parkway south to exit 88 to Route 70 west. At the fifth traffic light turn right onto Massachusetts Ave. Proceed 3/4 mile to first traffic light. Sales center entrance is on the left.

To reach the Reserve, take best route to the Garden State Parkway southbound to exit 82A to Route 37 west. Continue 6 miles to Route 70 west at the roundabout. Proceed on Route 70 west to Manchester Blvd. at traffic light. Turn left. Continue on Manchester Blvd approximately one mile to Reserve entrance on the right.
