What's New at Country Walk
BUYERS CAN CUSTOMIZE HOMES AT KOKES COMMUNITIES
According to Kokes, he and his brother Jerry, executive vice president, can make business decisions that are in the best interests of home buyers-- not the shareholders of a large, publicly held corporation. “As most of the residents who live in our communities will say, the Kokes Family works with buyers in many capacities so that those buyers are completely happy with their new home. We help to make their new residence completely their own.”
He said that one of the most important considerations buyers expect is the ability to alter the basic floor plan if they chose to. “If a buyer wishes to customize the kitchen, personalize bathrooms, enlarge a bedroom or family room, incorporate French doors instead of sliding glass doors, we will do our best to accommodate their request.”
Jan Kokes explained that most corporate builders don’t have the flexibility of change as does a family owned builder. “Customizing our homes to suit buyers is nothing new to us. We’ve been doing it for over 45 years and will continue to do so whenever possible.”
Danielle Kokes, vice president of sales, noted that buyers are greatly impressed by the items included in the kitchens. “These homes come fully equipped with deluxe General Electric appliances which include a stainless steel side-by-side refrigerator, a range with extra large sealed burners, a space saver microwave oven, and a super capacity quiet power dishwasher.” Kokes added that kitchens also include granite counter tops with a choice of edging, ceramic tile flooring, 42-inch Aristokraft kitchen cabinetry with three door styles and a choice of ten finishes.
Sima Parisi, broker of record, and a Lake Ridge community resident, emphasized another reason why homebuyers are drawn to Kokes communities. She said that The Kokes Organization has partnered with Wells Fargo & Company in order to offer home buyers a variety of 30-year fixed rate home mortgage packages. Thomas Crowley, a Wells Fargo home loan specialist, confirmed the partnership arrangement.
According to Crowley, qualified Kokes community buyers that require a mortgage can select one of many packages available through Wells Fargo including conventional mortgages that requires a low down payment.
Parisi said that in addition to favorable mortgages, the company has reintroduced the Peace of Mind Program. She pointed out that over the years the program has completely eliminated the possibility of owning two homes at the same time for hundreds of Kokes community buyers. “If for some reason, one of our buyers cannot sell their existing house within six months we will return the buyer’s deposit in full without a penalty of any kind. Additionally, under the program, Wells Fargo will offer the same financing package to the qualified buyer who wishes to purchase our customer’s house.”
She added that The Kokes Organization also works closely with the buyer’s Realtor. “We’ve made arrangements with a company that specializes in staging our buyers’ existing houses so that they show well. We pay for this service in order to facilitate a sale at the highest possible price in the least amount of time.”
