Free Kokes-Sponsored Seminar Gets You Started
Ocean County, NJ – The new year means new opportunities for 55+ home sellers and home buyers who have been waiting for the best deal possible. The Federal Homebuyer Tax Credit has been extended and expanded, but is scheduled to expire April 30, 2010.
Experts in finance, real estate and home staging lead an informative, free seminar geared to 55+ homebuyers, Saturday, January 30, 2010 from 2-4 p.m. at the Kokes Community, The Enclave at the Fairways on Massachusetts Avenue in Lakewood, Ocean County, New Jersey. “With experts pointing to a modest uptick in the housing market in 2010, we believe people in our 55+ market want to learn about how they can get top dollar for their family home, then get the best deal at one of our active adult communities on the home they deserve for this time in their lives,” says Jan Kokes, president of the Kokes Organization, builder of 55+ communities for more than 45 years.
Among the experts leading the Kokes-sponsored event January 30 are the owners of First Impressions Staging Services, LLC. They’ll offer priceless tips for home sellers on how buyers see the home they’ve invested so much time and energy in for a long time. “When people are selling their home of 35 or 40 years, it’s a huge, emotional move” says Diane D’Esterre-Hall, co-owner of First Impressions. “We’ve worked with dozens of couples and people on their own who are selling their family home and buying a Kokes home in Ocean County. It’s all about how the prospective buyer sees the home. We help them see that re-arranging furniture, making some repairs and de-cluttering makes a huge difference so they can sell their home more quickly, get a better price, and then move to their new home in a Kokes Community.”
First Impressions Staging’s helpful hints for home sellers include: Say “goodbye” to your home emotionally and see it as a product you are selling, first impressions are important! Look through the viewfinder of a camera; this is how the prospective homebuyer sees your home inside and outside. Curb appeal that shows a well-manicured landscape and top notch maintenance invites the buyer every time. De-clutter and de-personalize by packing up family photos and collections. (You have to do that anyway.) The buyer wants to mentally see themselves and their things in the home. Make the house sparkle by completing minor repairs and do a good cleaning inside and out. Display the good linens and put out fresh-baked cookies (no one can resist the smell).
People attending the Federal Homebuyers Tax Credit seminar at The Enclave clubhouse will learn details about the limited-time program. They’ll also hear about the Kokes Family offer to match the $6500 tax credit when 55+ homebuyers chose a home from select, available houses at Kokes Communities in Ocean County, sign a sales agreement on or before April 30, 2010, then close on or before June 30, 2010. Also offering expertise at the seminar will be Certified Public Accountant and financial adviser, Marc Scudillo of Amper Financial Services and real estate expert William Becker.
